We remove spray foam from homes in Garston and across L19. Most jobs here are in terraced houses and semis with modest lofts. We cut the foam off the rafters and roof underside by hand, take all of it away, check the exposed timber for moisture and supply a written report with photographs for your records, your lender or your buyer.

What sort of homes do we see in Garston?

Garston grew as a working port and industrial area on the river, and much of its older housing is Victorian and Edwardian brick terraces built for the people who worked there. Alongside those are inter-war and post-war semis and some newer developments. Prices in L19 have tended to be more affordable than in neighbouring Allerton or Aigburth, which makes the area popular with first-time buyers and landlords. Both groups depend on mortgages, and mortgages bring valuers into lofts.

First-time buyers and spray foam

If you are buying in Garston and the survey mentions spray foam, it is worth pausing before you commit. A lender may lower the valuation, ask for a specialist report or decline to lend until it is removed. You might ask the seller to deal with it, or agree a price that reflects the work. We cannot advise on negotiations, but we can tell the seller, or you with their permission, exactly what removal would involve. Our spray foam inspection is designed for situations like this.

If you are the seller, the same logic applies in reverse: resolving it before or during the sale keeps things moving. Our spray foam and mortgages page covers the typical lender questions.

Damp near the river

Homes close to the Mersey can be exposed to wind-driven rain off the estuary. A healthy roof copes with that, provided water that gets past the covering can dry out. Spray foam, especially the rigid closed-cell type, can hold moisture against battens and rafters where it cannot evaporate. We cannot say in advance whether that has happened in your loft; we can only find out once the foam is off. That is why our reports include moisture readings along the timbers and photographs of anything suspicious.

Our process in an L19 loft

  • TalkA quick call about the house, the foam and any dates you are working to.
  • LookA visit to the loft to identify the foam and see what it is stuck to.
  • QuoteA written price and expected duration, usually a couple of days for a terrace.
  • RemoveHand cutting and scraping, with waste bagged and taken away.
  • CheckTimbers cleaned back and moisture-tested, every slope photographed.
  • ReportA written summary you can pass on, plus a re-insulation quote if wanted.

The underlying technique is described on our loft spray foam removal page. If there is open-cell foam, which is softer and quicker to take off, see the open-cell removal page for what to expect.

Why the price is not a fixed figure

We do not quote prices on this page because every loft is different. The main factors are the size of the roof, whether the foam is open-cell or closed-cell, how thick it is, what it is bonded to, and how easy the loft is to get into. A small terrace with soft foam is a very different job from a semi with heavy closed-cell foam on felt. The cost guide explains these factors in more depth.

Frequently asked questions

Do you cover all of L19?

Yes. We work throughout L19, which takes in Garston itself and neighbouring parts of Aigburth, Allerton and Grassendale. If you are not sure which district your street counts as, just give us the postcode.

I am buying a house in Garston and the survey found spray foam. Can you help?

We work for the property owner, so the seller would normally need to arrange access. With their agreement, we can inspect the loft and explain what removal involves, which gives both sides clear information for the conversation about who deals with it.

Does living near the river make spray foam more of a concern?

Exposure to wind-driven rain makes it more important that a roof can dry out. Foam can hold moisture against timber where it cannot evaporate. Whether that has caused damage in your loft can only be confirmed once the foam is removed and the timbers are checked.

How long does removal take in a Garston terrace?

Often a couple of days, but it depends on the type and thickness of foam, what it is sprayed onto and the loft access. We give you an expected duration with the written quote after we have seen the loft.
