We take spray foam out of lofts in Mossley Hill, across L18 and the Mossley Hill end of L17. Many homes here are substantial Victorian and Edwardian houses with large, complex roofs, so the job is usually bigger than in a standard semi. We cut and scrape the foam off by hand, clear it away, check the rafters for moisture and write up what we find with photographs.

A bigger roof means a bigger decision

Mossley Hill is known for generous family houses on tree-lined roads, many built in the late Victorian and Edwardian years, alongside inter-war semis on the quieter streets. Roofs on the older houses can include several pitches, dormers, gables and valleys. Some have attic rooms that were converted at some point, which changes how the foam was applied and how we get to it.

On a roof that size, foam covering every rafter adds up to a lot of material. It also means a lot of timber that nobody has seen for years. For owners planning to sell, that hidden timber is the real worry: buyers at this end of the market typically commission a full building survey, and a surveyor who cannot inspect the roof structure will say so in writing.

Questions we usually ask Mossley Hill owners

Is any part of the loft a habitable room?

If the foam sits behind plasterboard in a converted attic, it is a different job from an open loft. We may need to discuss opening up sections of the slope, and that is something to agree in advance, not discover halfway through.

Do you know what was sprayed?

Paperwork from the installer can tell us whether it was open-cell or closed-cell foam. If there is none, we can usually tell on the visit. Open-cell is soft and fibrous; closed-cell is hard and dense and takes considerably longer. Our open-cell spray foam removal page explains the difference in more detail.

Is there a deadline?

If a buyer or lender is waiting, we plan around it and tell you honestly whether the timescale is realistic for the size of roof involved.

Working in large period lofts

Bigger roof spaces bring practical advantages, because there is usually room to stand and move, but they also bring longer runs of rafter, high ridges and awkward junctions where dormers meet the main roof. We set out a safe working platform across the joists, light the space properly and clear the roof in a planned order so nothing is missed. Foam waste can fill a surprising number of bags on a house this size; all of it is taken away for proper disposal.

Once the timber is exposed we take moisture readings along the rafters, look closely at the ridge, valleys and any areas around chimneys, and photograph the condition of the felt or slate underside. If the foam was blocking airflow at the eaves, we note that too.

After the foam is out

  • A written report and photographs that you can send to a surveyor, buyer or lender.
  • A clear note of any repair the roof covering needs, so you can instruct a roofer.
  • A quote for insulating at ceiling level with mineral wool, if you want it. See re-insulating after removal.

We cannot tell you what a particular lender will accept; that is always their decision. What we can do is make sure the roof is visible and properly documented. Our page on spray foam and mortgages sets out the issues lenders tend to raise.

Frequently asked questions

Do you work in both the L18 and L17 parts of Mossley Hill?

Yes. Mossley Hill straddles L18 and part of L17, and we cover both. We also work in the surrounding districts, so if you are near a boundary with Aigburth, Allerton or Wavertree, it makes no difference to us. Give us your postcode when you call.

How long does removal take on a large Victorian house?

It depends on the roof area, how complicated the roof shape is and which type of foam was used. A modest loft is often a couple of days; a large period house with dormers and closed-cell foam can take noticeably longer. We give you an expected duration with the written quote after we have seen the loft.

Our attic was converted and the foam is behind plasterboard. Can it still come out?

Usually, but it means opening up the sloping ceilings to reach the foam, and those finishes will need making good afterwards. We will look at it, explain what is involved and agree the scope with you before any work starts, so there are no surprises.

Our buyer’s building survey says the roof timbers could not be inspected. Will removal fix that?

Removing the foam exposes the rafters, battens and roof covering so they can be inspected. Our report records their condition with moisture readings and photos. Whether that satisfies your buyer or their lender is for them to decide, but it gives their surveyor something real to look at.
