Yes, we remove spray foam from lofts in Walton, covering L4 and L9. Many homes here are Victorian or Edwardian terraces, with inter-war and later semis further out. We take the foam off by hand, carry it out, check the timbers and roof covering underneath and provide a written report with photos that you can send to a lender or buyer.

Walton’s housing at a glance

Walton stretches from the dense terraced streets around County Road and the Walton Vale area out towards Orrell Park and the edges of Aintree. Closer to Anfield and Goodison Park, the housing is mostly long rows of brick terraces, many with slate roofs. Further north and east there are more inter-war and post-war semis with tiled roofs. A significant share of homes in L4 are privately rented.

Three things that make Walton jobs different

1. Lots of landlord instructions

Buy-to-let mortgages and refinancing often involve a valuation, and that is when foam tends to be found. If you own several properties in the area and suspect more than one has foam, we can look at them together and stage the work around your tenants.

2. Tight terrace roof spaces

Terrace lofts in L4 are commonly low and narrow, reached through a small hatch. Working there means kneeling on boards, cutting foam in short runs and taking it out one bag at a time. It is slower than in a large semi, and we plan the time accordingly.

3. Older slate roofs

Where the foam has been sprayed straight onto slates with no felt, it often bonds to the back of the slates and the battens. Removing it without disturbing the covering needs patience. Any slipped slates, broken battens or damp timber that we find are photographed and noted in the report.

How the foam affects your lender

A lender’s valuer wants to see the roof structure. With foam in the way, the valuation may come back with a lower figure, a request for a specialist report, or a refusal to lend until the foam is gone. Which outcome you get depends on the lender, and their policies change. Check what yours requires; our mortgage help page explains the common scenarios. If you would prefer an assessment first, book a spray foam inspection.

The work itself

Before During After
Phone call about the property, foam and deadlines House protected; foam cut and scraped off by hand Timbers cleaned back and moisture-checked
Visit to see access, foam type and roof covering Waste bagged in the loft and carried out Photos and written report issued
Written quote and expected duration Work kept to the loft and access route Option to re-insulate at ceiling level

Most terraces take a couple of days, though closed-cell foam on slates can take longer. Re-insulation with mineral wool is explained on our re-insulating after removal page, and old joist-level insulation is covered under loft insulation removal.

We do not give DIY advice for foam removal. Working at height over fragile ceilings, close to old slates, while producing dust and debris, is a real risk to both you and the roof.

Frequently asked questions

Do you cover both L4 and L9?

Yes. We work across L4, including the terraced streets near Anfield and County Road, and L9, including the Walton Vale and Orrell Park side. We also cover neighbouring districts such as Bootle, Aintree and Fazakerley if you are close to the border.

I have several rental properties in Walton. Can you look at them together?

Yes. Tell us how many properties you have and which ones you think have foam. We can plan the visits together where possible and stage removal around your tenants and any refinancing dates.

My terrace loft has foam stuck straight onto the slates. Is that a problem?

It is a common situation and one we deal with regularly. Foam bonded to slates and battens takes longer to remove because it has to be eased off rather than pulled. We record the condition of the slates and battens afterwards so you know if a roofer is needed.

Will my tenants need to leave during the work?

No. The work happens in the loft, with the access route protected. We agree times with you and the tenants, keep waste bagged, and tidy up at the end of each working day.

What does the report include?

Photographs of each roof slope after removal, moisture readings from the timbers, and written notes on anything we found, such as damp, decay or damaged felt, slates or battens. You can pass it to your lender, broker, surveyor or buyer.
