We remove spray foam from lofts throughout Maghull and the L31 postcode, on both sides of the Leeds and Liverpool Canal. Whether the foam is soft open-cell or hard closed-cell, it is taken off by hand, the roof is cleaned back and inspected, and you receive a written report with photos for your records, buyer or lender.
What kind of roof is above a typical Maghull home?
Most Maghull houses were built from the 1950s onwards, so you tend to find concrete interlocking tiles over sarking felt, sitting on battens and either traditional cut rafters or, in later homes, factory-made trussed rafters. Trussed roofs have lots of slim timbers crossing the loft at angles. When foam is sprayed between them it fills every triangle, which makes removal slower than the overall loft size suggests, because each web of the truss has to be worked around individually.
Bungalows are also common here. Their lofts can be generous in the middle but very tight towards the walls, and that eaves zone is where ventilation matters most and where a heavy-handed spray job does the most harm.
Open-cell or closed-cell: which do you have?
The type of foam changes how long removal takes and what we expect to find underneath. A quick comparison:
| Open-cell | Closed-cell | |
|---|---|---|
| Feel | Soft and spongy, can be pressed in with a finger | Hard and rigid, like a firm board |
| Bond to the roof | Usually peels and cuts away more easily | Grips felt, tiles and timber strongly |
| Moisture | Lets vapour through but can hold damp | Blocks vapour, can trap moisture behind it |
| Removal time | Generally quicker | Generally slower and more careful |
You do not need to know the answer before calling. We confirm it on our visit. For more depth, see our pages on open-cell foam removal and closed-cell foam removal.
Remortgaging a Maghull house with spray foam
A lot of Maghull owners are not selling at all. They are simply coming off a fixed rate, and a desktop or physical valuation turns up the foam. Some lenders will carry on with a report from a specialist, while others want the foam out before they will agree terms. Because the rules differ between lenders and change over time, your broker is the best person to tell you what your lender needs. If it turns out removal is required, we can usually fit the work around the deadline you have, and the photo report helps show the valuer that the roof structure is visible again. We explain this further on the spray foam and mortgages page.
Why we would not suggest pulling it out yourself
Foam that has bonded to the sarking felt often brings the felt with it when it is pulled, which can leave the roof letting in water. Loft floors in these homes are plasterboard ceilings on thin joists, and one slip puts a foot through into a bedroom. There is also fine dust and debris to manage in a confined space. Removal is a specialist job because of all three risks together.
After the foam has gone
Once the roof is clear, we check rafters, battens and felt, note any repairs a roofer should look at, and talk you through putting insulation back at joist level. A properly re-insulated loft keeps the house warm while letting the roof space breathe, which is what it was designed to do. Our professional spray foam removal service covers the whole of Sefton, and we are regularly in nearby Kirkby and Formby.

Frequently asked questions
My Maghull house has trussed rafters. Does that make removal harder?
It usually makes it slower rather than harder. Trusses have extra diagonal timbers, and foam sprayed between them has to be cut out of each triangle separately. The roof structure itself is not altered. We allow for the extra time in the quote once we have seen how much of the truss area is covered.
My fixed rate ends soon and the valuer flagged foam. Can you help in time?
Tell us the date when you call. We can usually arrange a visit quickly and plan the removal around your deadline, then supply a photo report. Whether the lender accepts the outcome is their decision, so keep your broker updated throughout and ask them exactly what evidence the lender wants.
Is foam in a bungalow loft in Maghull a bigger problem than in a house?
Not necessarily, but bungalow roofs often have a low pitch and a long, narrow eaves zone. If foam has been packed into that zone it can block ventilation, and condensation is then more likely. It is also tight to reach, so removal there is careful, slow work.
Do I need to empty my loft before you arrive?
It helps a lot. If you can move stored boxes out of the loft beforehand, we can start on the foam straight away. If that is difficult, mention it when you call and we can discuss how best to clear the space.
