Spray Foam Removal for Huyton Homeowners

Plenty of Huyton houses started life as council homes and are now privately owned. When those homes come up for sale, spray foam in the loft can hold up the buyer’s mortgage. We take it out and make the roof inspectable again.

We provide spray foam insulation removal across Huyton and the L36 area, from the village centre out to Roby and Page Moss. The foam is cut and scraped off by hand, bagged and removed, and the rafters and roof covering are checked and photographed. You then have a written report to share with an estate agent, surveyor or lender.

Owning a former council house with spray foam

Huyton expanded rapidly in the inter-war and post-war years, with large numbers of homes built by the local authority. Many have since been bought by their tenants and passed on to new owners. These are solid, straightforward houses, usually with simple pitched roofs of tiles on timber, and in principle they are easy for a surveyor to assess.

The trouble comes when foam has been added later. An owner may have been approached by a door-to-door seller or seen an advert promising lower heating bills, and paid to have the underside of the roof sprayed. Years later, when the house is put on the market, the buyer’s valuer looks through the hatch, cannot see the timbers and writes it up. Some lenders will want a specialist report; others will not proceed until the foam has gone.

Every lender has its own policy on spray foam, and those policies can change. Before paying for any work, ask your buyer’s broker or your own lender exactly what they need to see.

Questions Huyton sellers often ask us

Can it be done before the sale falls through?

We understand that chains have deadlines. When you ring, tell us the timescale. We will arrange to see the loft, give a written quote and, if you go ahead, book the work as soon as we reasonably can. The report follows the job so you can pass it straight on.

Will the buyer’s surveyor need to come back?

Often, yes. Once the foam is out, the surveyor or valuer may want to look again now the roof is visible. Our photographs and notes help them, but they decide whether a revisit is needed.

What if the foam has caused damage?

Sometimes we find damp battens, rot at the feet of rafters, or felt that has perished under the foam. We record it clearly, with photos and moisture readings, so you can get a roofer or joiner to quote. Knowing early is better than discovering it after exchange.

What we do in the loft

We protect your landing and the hatch, then work across the roof slope by slope. Foam is taken off with hand tools so that ceilings, wiring and the roof covering are not disturbed more than necessary. Every bag of waste is carried out and taken away. Afterwards we inspect the bare structure and photograph it. If you want the loft made warm again, our loft re-insulation service puts mineral wool back between the joists with ventilation kept clear.

If you are only at the stage of wondering whether the foam is a problem, start with a spray foam inspection. And if old loft insulation is also sitting on the joists in a poor state, our loft insulation removal can clear that at the same time.

Frequently asked questions

We bought our Huyton house from the council years ago. Did the council fit the foam?

We cannot say who installed it without paperwork, and it is not something we would guess at. In practice, most spray foam we see in privately owned homes was added by a private installer after the house was bought. If you have any receipts or warranty documents, keep them, as a surveyor may ask.

Do you cover Roby, Page Moss and Huyton village?

Yes. We cover the whole L36 area, including Roby, Page Moss, Huyton village and the estates in between, along with the rest of Knowsley. Give us your address when you call and we will arrange a time to look at the loft.

Can a buyer’s lender refuse a Huyton house because of spray foam?

Some lenders do decline properties with spray foam until it is removed, while others ask for a specialist report first. It depends entirely on the lender and their current policy. The buyer’s broker is the best person to confirm what is needed for that particular mortgage application.

What happens to the foam after it is removed?

It is bagged in the loft, carried out through the house with the route protected, and taken away for proper disposal. You are not left with bags in the garden or a skip on the drive. We tidy the loft and the landing before we leave.

Should the roof be repaired before or after the foam comes out?

After. Until the foam is removed nobody can see what repairs are needed. Once it is out, our photo report shows a roofer exactly where any problems are, so they can quote accurately rather than allowing for unknowns.
