Spray Foam Removal Across Prescot

Prescot is one of the oldest towns in the area, and its housing ranges from Victorian terraces near the centre to much newer estates on the edges. Where foam ends up, and what it hides, depends a lot on which of those you live in.

We take spray foam out of homes in Prescot and the surrounding L34 and L35 districts, including Whiston. All foam is removed by hand, the roof underside is cleaned so rafters and battens can be seen, and we produce a written report with photos. In terraced houses we also look at how the foam meets the party walls on either side.

Terraced homes and shared roofs

Around the older streets near Prescot’s town centre, many homes are terraced, with the roofs of neighbouring houses running in a continuous line. Inside, each loft is usually separated by a brick party wall, although in some older terraces that wall does not reach right up to the roof, or has gaps in it.

This matters for two reasons. Firstly, foam sprayed in your loft may run up to, or even over, the party wall into next door. Secondly, the roof covering is shared at the joint between houses, so any repair needs to consider the neighbouring property. When we work in a terrace, we stop at the line of the party wall and note where the foam goes beyond it. If the wall itself has gaps, that is something to raise with a builder, especially for fire separation. We record what we see in the report.

What about Prescot’s newer homes?

Newer houses in and around Prescot usually have trussed rafter roofs with modern breathable membranes. These membranes are designed to let water vapour escape from the loft. Spray foam stuck to them can stop that, and pulling it off carelessly can tear the membrane. Taking foam off a modern membrane is slow work done with a lot of care, which we explain in more detail on our loft spray foam removal page.

Five signs it may be time to deal with the foam

  • A sale is agreedThe buyer’s valuer has noted the foam and the lender wants more information.
  • Remortgage coming upYour lender’s valuation could raise the same question.
  • Damp or musty smellMoisture may be trapped between foam and timber.
  • Roof repair neededA roofer cannot easily replace tiles that are glued in place from beneath.
  • Equity releaseThese lenders are often especially strict about spray foam.

If you are not sure which of these applies, a spray foam survey gives you a clear picture first. For anything to do with lenders, the mortgage help page sets out the common requirements, but your own lender has the last word.

From first call to finished loft

When you get in touch, we ask what type of house it is, where the foam is, and whether it was installed recently or years ago. We then visit, look at the foam and the access, and send a written quote. On the day, the landing and stairs are sheeted, the foam is removed slope by slope, and every bag is taken away. Finally, we examine the exposed timbers and send you our photo report.

We cover Prescot as part of our spray foam removal service for Merseyside and work regularly in nearby Huyton and St Helens.

Frequently asked questions

The foam in my Prescot terrace runs into my neighbour’s loft. What happens?

We remove the foam on your side, up to the party wall, and note where it continues into next door. We will not work in a neighbour’s loft without their permission. If they also want it removed, they can contact us separately and we can plan the two jobs together.

Do you cover Whiston as well as Prescot?

Yes. Whiston shares the L35 postcode area with parts of Prescot, and we cover both, along with Rainhill, Huyton and other nearby areas. Let us know the address and we will arrange a time to look at the roof.

Can foam stuck to a breathable membrane be removed without damaging it?

We take great care to keep the membrane intact, cutting the foam back close to the surface rather than pulling it. Even so, some membranes are already damaged by the original installation or by age. Where that is the case, we photograph it so a roofer can repair or replace the affected area.

Is equity release possible with spray foam in the loft?

Many equity release lenders are cautious about spray foam and may want it removed before they proceed. Policies vary and change, so check with your adviser. If removal is needed, we can do the work and provide a report your adviser can pass to the lender.
